Once an offer is agreed, instruct a conveyancing solicitor. ID checks, source of funds verification, and initial payments for searches or title documents are completed.
The seller’s solicitor prepares the draft contract, title documents, and property information forms. These are sent to the buyer’s solicitor for review.
The buyer’s solicitor carries out legal searches and raises enquiries. Mortgage offers (if applicable) are reviewed. Any issues are resolved at this stage.
The solicitor reports to the client on the contract, title, and risks. Contracts and transfer documents are signed by both parties.
Contracts are formally exchanged, the deposit is paid, and the transaction becomes legally binding. A completion date is agreed.
Funds are transferred via solicitors, keys are released, and ownership or lease rights officially change hands.
Stamp Duty (if applicable) is paid and the transaction is registered with HM Land Registry. Final documents are issued to clients and lenders.
